Commercial construction in Bicester
The fastest-growing town in the county, and the one where most of our work is new rather than altered.
Distribution units off junction 9, retail with strict access windows, and estates being built out under growth-area planning conditions.
In short
FF Construction delivers commercial construction, refurbishment and design & build projects across Bicester and north-east Oxfordshire, working from our head office at Osney Mead in Oxford.
Bicester is a growth town, and it shows in the work. Most of what we price here is ground-up rather than refurbishment, on sites carrying planning conditions written for the wider development rather than for the individual building.
Local context
What building in Bicester actually involves
Growth-area conditions do more to shape a Bicester programme than anything on the site itself.
Sites here rarely come with a clean planning position. Section 106 obligations, phasing conditions tied to infrastructure that is still being built, and sustainability standards set for the wider growth area all land on the individual building. Reading those conditions properly before pricing is the single biggest thing that separates a deliverable programme from an optimistic one.
The distribution and logistics work off junction 9 is straightforward in structural terms — long-span portal frames, large slabs, service yards — but unforgiving on tolerance and drainage falls, and the yards have to work for articulated vehicles from day one. Getting the slab and the falls right first time is most of the job.
Retail is the opposite. Bicester Village and the units around it operate tight access and trading restrictions, with deliveries confined to windows outside opening hours and a finish standard that is inspected hard. Work there is planned around the centre’s calendar, not ours.
- Section 106 and growth-area planning conditions
- Retail access windows and out-of-hours delivery only
- Long-span portal frames and heavy-duty yard slabs
- M40 junction 9 routing for oversized deliveries
- Sustainability standards set for the wider growth area
- Live estate access around occupied neighbouring units
