What building in Witney actually involves
The estates and the town centre are two different jobs. Pricing them the same way is how contractors lose money here.
On the business parks off the A40 — Windrush, Range Road, Avenue Two — the work is conventional and the constraints are logistical. The A40 corridor is congested for much of the working day, so delivery timing matters more than it does in the city, and a badly planned pour can cost half a shift waiting on a wagon that never arrived.
The town centre is a different proposition. Much of the High Street, Church Green and the streets around them sit in a conservation area, and the stonework is not decorative — replacement has to match in stone type, coursing and lime mortar, and consent conditions usually say so explicitly. Retail and hospitality units also have to keep trading through most of what we do, which means night and early-morning phasing agreed before anyone starts.
The Windrush runs straight through the town, and a good deal of the low-lying ground either side of it is in flood zones two and three. That shapes ground works, drainage strategy and sometimes the finished floor level itself, and it is far cheaper to design around at the outset than to discover at foundation stage.
