What building in Oxford actually involves

The city puts more constraints on a job than anywhere else we work. Pricing it properly means knowing them before the tender, not after.

Almost the whole of central Oxford sits within a conservation area, and a great deal of the building stock is listed. Listed building consent runs on its own timetable alongside planning, and it governs details most contractors price as standard — window profiles, mortar mixes, internal partitions touching historic fabric, even the fixings used on a services run. We build the consent process into the pre-construction programme rather than treating it as someone else’s problem.

College and university estates work to their own rules again. Term dates dictate the programme, most work has to happen in the vacations, and quadrangles and staircases often have no vehicle access at all — materials go in by hand or by a crane booked weeks ahead. Estates departments run their own permit systems, and their surveyors expect contractors who already understand them.

On the science parks at Osney Mead, Begbroke and Oxford Business Park the constraint flips: the buildings are modern but the servicing is demanding, with containment labs, plant-heavy fit outs and tenants who cannot tolerate vibration or power interruptions next door. And across all of it sits the city’s traffic regime — the ZEZ, bus gates, workplace parking limits and the Botley Road works, which between them make deliveries a scheduling exercise rather than a phone call.
