01 — The brief

Build phase two onto phase one

Three further light industrial units, structurally tied into a terrace we had completed two years earlier, whose first units were let and trading with their own deliveries and staff parking.

The party wall between phases had to be opened up to tie the frames together, on the far side of a wall a tenant was working against.

02 — Delivery

One yard, two occupiers, no shared gate

The yard was split with a permanent line rather than a moveable one, giving the trading units their loading bay and turning circle for the whole contract and the site a separate gate off the estate road.

Tie-in work at the party wall was done over two consecutive weekends agreed six weeks ahead, with the tenant’s racking sheeted and their staff briefed on the Friday.

03 — The outcome

A terrace that reads as one build

FF Construction completed the £2.4m Cowley Works Phase II in August 2022, with all three units let on completion and no interruption to the phase one tenants.

The two phases share a roofline and a cladding specification, so the terrace reads as a single building. The landlord has since acquired the adjoining plot.
